To ensure we’re ticking every box when embarking on architectural projects, each one undergoes four imperative stages when you work with JK Designs. These include:

• Inception: The first stage of the project is all about understanding client needs and comprehensively grasping precisely what they want in terms of building and construction. The initial inception meeting can take up to two and a half hours. We’ll work through a highly detailed accommodation questionnaire with the client, ensuring that we fully understand the brief as well as specifics in terms of project expectations, priorities, and expectations.

• Concept creation: Equipped with in-depth knowledge from the inception meeting, we embark on the design process. This entails the formulation of floor plans, still 3D impressions to showcase the vision in physical form, and a detailed walk-through video of the project. This is shown to the client, who can then determine the project volume and detail and see the concept in its entirety.

• Design development and project sign-off: Once the client has seen the concept proposal and considered all facets of the project, it’s time to begin the design development phase. Believing in the importance of client satisfaction, we offer our clients unlimited design changes rather than the usual three or four offered by other architecture firms. Once the client is pleased with the design, sign-off occurs.

• Technical documents and project submission: The final step handles all the administrative and official processes to ensure proper sign-off and legality. During this stage, we will manage all the technical documents and facilitate council submission. Added to this, we will also create highly detailed construction drawings so that contractors can quote on and build the project effectively.

We also offer a principal agent service, whereby we take the lead role in ensuring the effective and successful implementation of building and construction processes. While adopting the role of principal agent, we will act on the client’s behalf and manage all aspects of the project from inception right through to completion. This service has two key parts: Firstly, tender and pre-construction, where we will help the client to find reputable contractors, review tender documentation, and determine any risk and insurance needs. Secondly, it entails the construction phase and regular inspection. During this part of the project, the principal agent will conduct regular on-site meetings to ensure everything is up to spec and manage all financial elements of the project.
