Stage 1: Meeting with client and setting up of design brief The project brief is defined by the client and the architect. All details are discussed in reference to scope, design, budget and timeframe. The client also gives an indication of their personalized requirements and a wish list of everything that needs to be included in the design.Receive, appraise and report on the Client’s requirements with regard to:

  • The Client’s brief
  • The site and rights and constraints
  • Budgetary constraints
  • The need for consultants
  • Project programme.

Stage 2: Design concept The initial design concept is produced. The architects provide the client with clear floor plans and 3ds of the proposed design. The plans are evaluated and discussed which gives the architects a clear indication as to how to further improve the design.

  • Prepare an initial design and advise on:
    • The intended space provisions and planning relationships
    • Proposed materials and intended building services
    • The technical and functional characteristics of the design
  • Check for conformity of the concept with the rights to the use of the land
  • Review the anticipated costs of the project
  • Review the project programme

Stage 3: Design & development This is the crucial stage where the client signs off the design. This is only reached once the original design concept has been moulded and adjusted in such a manner that the client is entirely happy with the design and we can proceed to Council Drawings. At this stage we will also have a final Area Schedule of the design. If the final area deviates by more than 10% of the original estimate then the fees will be adjusted. These drawings will also be adequate for bank submissions.

  • Confirm the scope and complexity
  • Review the design and consult with local and statutory authorities
  • Develop the design, construction system, materials and components
  • Incorporated all services and the work of the consultants
  • Review the design, costing and programme with the consultants
  • Scope of work to include the following:
    • Site Plan
    • Floor Plans
    • Roof Plan
    • Sections
    • Elevations
    • Door and Window Schedules
    • Electrical Layouts (by specialist)
    • Boundary Walls
  • 3D Presentations:
  • Multiple External Views

Submission

Stage 4: Council drawings Once Design sign off has been achieved we produce all of the necessary drawings for council and HOA submission. These documents include finalized site plans, floor plans, sections, elevations, roof layout, details, door and window schedules, fenestration calculations and any other necessary documentation that might be required by the HOA or Council for approval. Prepare documentation sufficient for local authority submission

  • Co-ordinate technical documentation with the consultants and complete primary co-ordination
  • Prepare specifications for the works
  • Council submission and costs by Client

Build

Stage 5: Construction & Quality control We produce further drawings as required by the contractors for construction. We also visit the site at regular intervals as well as per special requests to ensure that the build is completed correctly. Contract administration:

  • Hand over the site to the contractor
  • Issue construction documents
  • Initiate and/or check sub-contract design and documentation as appropriate
  • Inspect the works for conformity to the contract documentation
  • Assist the client to obtain the occupation certificate – by Client

Completion

Stage 6: Close out

  • Fulfil and complete the project close-out including the preparation of the necessary documentation to facilitate the effective completion, handover and operation of the project.
  • After the contractor’s obligations with respect to the building contract are fulfilled, the architect shall issue the certificates related to the contract completion.
  • Provide the client with as-built drawings and relevant technical and contractual undertakings by the contractor and subcontractors
